Boiler installation in Doncaster

Joe fits new boilers across Doncaster from his base near Barnsley. He surveys the house himself, puts the price in writing, and allows for Doncaster's hard water before the boiler is chosen instead of after.

Joe fits new boilers across Doncaster, from Mexborough and Conisbrough on the Barnsley side, through the town itself and out to the villages beyond. Boiler installation in Doncaster runs exactly as it does at home in Jump: he surveys the house, prices the job, fits the boiler and tests it himself.

A straight combi swap is a day's work, and in this part of Yorkshire it generally comes in between £1,800 and £3,000 fitted. That is the going range and not a quote. Your own figure follows a survey, arrives in writing, and stays put.

His Gas Safe registration is 633652, and it takes under a minute to check us on the Gas Safe Register. Doncaster is around half an hour from Joe's door. On a breakdown that counts. On an installation it hardly does, because the day is fixed in advance and he is in your house for all of it.

What kind of boiler is in a Doncaster house to begin with?

It depends which Doncaster you live in, because the town was built in very different chapters and each one left different plumbing behind.

The terraces of Hexthorpe, Balby, Hyde Park and Wheatley mostly have a combi in the kitchen or upstairs at the back, often on its second or third replacement. These are usually simple swaps. The thing to check is the flue, because in a tight back yard the outlet can sit closer to a neighbour's window than today's rules allow.

The pit villages are a case of their own. Woodlands was laid out between 1907 and 1909 for the men of Brodsworth Colliery, a planned garden village with gables and greens. New Edlington went up for Yorkshire Main and New Rossington for Rossington Main shortly after. Every one of those houses was designed around a coal fire, long before gas central heating, so the boiler came later and went wherever a gap could be found. Often that was a back boiler behind a gas fire in the chimney breast, and those still turn up in older South Yorkshire housing.

Bessacarr, Cantley, Scawsby and Sprotbrough are semis and detached houses from between the wars onwards. Expect a mix: combis, and older regular boilers with a hot water cylinder upstairs and feed tanks in the roof space.

Then the newer estates. Lakeside has grown over the old airfield since the 1990s, and there is recent building at Woodfield Plantation and around Armthorpe, Edenthorpe and Auckley. The boilers the builders fitted are now reaching the age where replacement comes up. Many of the larger houses there have a system boiler feeding a pressurised cylinder, and with two bathrooms the right move is nearly always another system boiler, not a combi. The reasoning is in the guide to combi, system and regular boilers.

Five things worth sending Joe before the survey

  1. The boiler, cupboard door open

One photo showing the make and model on the front and the pipes underneath. That gives away the type and roughly how old it is.

  2. The flue from outside

Where it leaves the wall or roof and what sits near it: windows, a boundary fence, a car port.

  3. Bathrooms and showers

How many there are, and whether two are ever running together. This settles combi or cylinder far more reliably than counting bedrooms.

  4. The kitchen cold tap, timed

Run it fully open into a measuring jug for ten seconds and multiply by six. That is your mains flow in litres a minute, and Joe will measure it again on the day.

  5. Your water hardness

Yorkshire Water list it by postcode on their website. In Doncaster it changes what belongs on the quote.

Does Doncaster's hard water change which boiler you should fit?

It changes what goes on the pipework beside it. Much of Doncaster's tap water is pumped up from boreholes instead of being piped down from Pennine reservoirs, and groundwater collects minerals on its way through the rock. What comes out of the tap is hard, and clearly harder than Sheffield's.

Published figures for the DN postcodes mostly sit above 200 parts per million, and that particular number carries weight. Building Regulations guidance for England says that where mains water is harder than 200 parts per million, the hot water side of a combi boiler should be treated to slow limescale down. So a scale reducer on a Doncaster quote is not padding. In Sheffield, Joe would normally leave it off.

Look up your own postcode and ignore any average for the town, because supply zones differ from one side of Doncaster to the other. If yours comes in under the line, Joe will say so and the item comes off.

A combi is the type that suffers most. It heats your hot water in the moment, across a stack of thin metal plates, and scale coats those plates a little more each year. A cylinder is more forgiving, which is one more reason to keep a good one.

None of this touches the heating side. That water is sealed in and goes round and round, and its enemy is sludge, not scale. A flush and a magnetic filter deal with that on every job, and the full list of what is included is on the boiler installation page.

The certificate that turns up afterwards

A new gas boiler has to be reported under Building Regulations. Joe does that through Gas Safe Register once the job is finished, and a Building Regulations Compliance Certificate then reaches you by post. For a Doncaster address the local authority on record is City of Doncaster Council. Keep it with the deeds. A buyer's solicitor will ask for it one day, and it is far easier to hand over than to chase.

Boilers go where the house allows

  • Baxi boiler mounted on a bare blockwork wall with the flue rising from the top
On a blockwork wall, out of the living space. Garages are a common home for a boiler on newer estates.
  • Flue gas analyser hung on the front of a Worcester boiler in a loft during testing
A loft install on its final test, with the analyser hung on the casing.

How does boiler installation in Doncaster work from a Barnsley base?

Like any other, except the first conversation does more of the lifting. Photos and a phone call get the plan most of the way there. Joe then comes over once to survey, measure and price it, so nobody is asking you for three afternoons off work.

On fitting day the old boiler comes out, the new one goes in, and the flue gas analyser goes on it while you watch the numbers. One man does all of it, and he is the man who quoted. You pay when it is finished and running.

If the name J Haywood Plumbing and Heating is on an old invoice in your kitchen drawer, that is the same Joe under his earlier trading name.

What Doncaster callers ask

There is a back boiler behind my gas fire. What happens to the fireplace?

The back boiler and the fire in front of it are a pair, so both come out together. The new boiler does not go back into the chimney. It goes on a wall somewhere else, usually the kitchen, a bedroom cupboard or the loft, and new pipework is run to it. That leaves you with an open fireplace to decide about: boarded and vented, plastered over, or fitted with a new fire as a separate job. It is the dearest kind of boiler change because of that extra work, and Joe prices the making good in the quote so it is not a surprise.

My boiler is in the garage. Can the new one stay there?

Yes, and keeping it there is the cheaper option. A garage is colder than the house, so two details matter. Pipework needs insulating, and the boiler has to stay switched on at the wall all winter so its built-in frost protection can work. The plastic condensate pipe is the usual weak point because it can freeze solid in a cold snap and lock the boiler out. Running it to an internal drain where possible, or in a wider insulated pipe where it has to go outside, avoids that.

What does a scale reducer involve, and does it need looking after?

It is a small fitting on the cold supply to the boiler, about the size of a tin of beans, and it goes in on fitting day. Some types work electrolytically or magnetically and have nothing to top up. Others dose the water and take a cartridge that needs changing, typically about once a year, which is easily done at the annual service. Joe will tell you which one he is quoting and why. It protects the boiler's hot water side only. It will not soften the water at your taps or stop the kettle furring.

I am buying a house in Doncaster and nobody can find the boiler certificate. Is that a problem?

It is common and it is rarely a deal breaker, but it is worth handling properly. A different engineer cannot issue the missing Building Regulations certificate for someone else's installation. Your solicitor will usually suggest an indemnity policy, or the council can be asked about regularising the work. Separately from the paperwork, get the boiler itself looked at by a Gas Safe engineer before you rely on it, because a missing certificate tells you nothing about whether it was fitted well.

The builder's boiler on our estate is only about twelve years old. Is it too early to replace it?

Not necessarily too early, but do not replace it on age alone. A boiler that has been serviced every year and gives no trouble at twelve can have plenty left in it. The signs that it is time are repeated repairs, parts becoming hard to get, or a fault on a major component that costs a good share of a new boiler to put right. Tell Joe what it has been up to. If a part will sort it, he will say so.
