Gas safety certificate in Barnsley

The annual landlord check, done by the engineer who turns up, not booked through a call centre. Joe tests every gas appliance and flue you provide and you get the record to hand to your tenants.

A gas safety certificate in Barnsley usually costs somewhere around £50 to £90, depending on how many gas appliances the property has. National cost guides put the north of England at the cheaper end of the country. If you let a house or flat with gas in it, the check is a legal duty every twelve months, and it has to be done by a Gas Safe registered engineer.

Most landlords still call it a CP12. That was the number on the old paper form from the CORGI days, and the name stuck. The document itself is the Landlord Gas Safety Record: a list of every gas appliance and flue in the property, what was tested, what was found, and whether anything needs putting right. Joe is registered under number 633652, and the engineer whose name goes on the record is the one who carried out the check.

What the law asks of a landlord in England

  • A safety check on every gas appliance and flue you provide every 12 months
  • Carried out by a Gas Safe registered engineer their ID card lists the appliance types they are qualified for
  • A copy to existing tenants within 28 days of the check
  • A copy to new tenants before they move in
  • Each record kept for at least two years
  • Pipework and appliances maintained in a safe condition all year, not only on the day of the check
  • A carbon monoxide alarm in any room with a fixed combustion appliance since October 2022; gas cookers are exempt

What a proper check covers, appliance by appliance

  1. Gas tightness

The installation is tested for leaks at the meter before anything is lit, so a slow escape on hidden pipework shows up.

  2. Burner pressure and gas rate

Each appliance is checked to make sure it is burning the amount of gas it was designed to, no more and no less.

  3. Flue and combustion

On the boiler, the flue gas analyser reads what is coming out of the flue. Open-flued appliances such as older gas fires also get a spillage test to prove the fumes are going up and out, not into the room.

  4. Ventilation

Some appliances need a permanent air vent to burn safely. Blocked or decorated-over vents are one of the most common findings in rented homes.

  5. Safety devices

Flame failure devices on hobs and fires, and the boiler's own safety shut-offs, are made to operate so you know they would.

  6. The record

Everything goes onto the Landlord Gas Safety Record, including any defect and what was done about it.

Tested, not glanced at

  • Flue gas analyser held up beside a Worcester boiler with its casing off during a check
Readings taken with the casing off.
  • Glow-worm boiler in a loft between the roof timbers, with a Kane flue gas analyser hung on the front taking readings
A loft boiler gets exactly the same test.

If something fails the check

An appliance that is dangerous is not left running. Under the gas industry's unsafe situations procedure, anything immediately dangerous is disconnected with the occupier's permission, and anything at risk is turned off, with a warning label on it either way. The fault goes on the record, and you get a fixed price for the repair before anything is done. Your tenant is not left guessing, and neither are you.

Why use Joe for a gas safety certificate in Barnsley?

Because the person you ring is the person who comes. A lot of landlords get their certificates through a national firm or an agent's panel, and the engineer who turns up has never seen the property before and will not see it again. When the same engineer comes back to the same house each year, a boiler that is starting to show its age gets noticed, and you hear about it before it turns into a mid-winter breakdown.

If you want the boiler serviced at the same visit, it can be. A certificate on its own asks whether each appliance is safe today. A service is a proper look inside the boiler, and the boiler service in Barnsley page explains what that covers. For landlords weighing up whether it is worth doing every year, is an annual boiler service worth it? sets out the case honestly.

A portfolio spread over Barnsley, Rotherham, Doncaster, Sheffield and Wakefield can all go to one engineer: see the areas Joe covers. When a tenant rings you at eleven at night with no heating, the same number takes the emergency boiler repair call. If you used J Haywood Plumbing and Heating before, it is the same Joe under a new name.

What landlords ask about gas safety certificates

Can I get the check done early without losing a month?

Yes. Since 2018 the check can be done up to two months before the deadline and the record keeps the original expiry date, so booking in ten or eleven months does not pull next year's date forward. It makes tenancy changeovers and holidays far easier to plan around.

What if my tenant will not let the engineer in?

You cannot force entry, but you do need to show you took all reasonable steps. Give written notice, offer other dates, and keep a record of every attempt and every reply. If it ever ends up in front of the HSE, that paper trail is what counts.

Does a holiday let need a gas safety certificate?

Yes. HSE lists rented holiday accommodation, from cottages and flats to caravans, alongside ordinary tenancies, and the duty also covers paying lodgers in your own home. The annual check and the record are needed however long each guest stays.

I live in the house myself. Do I need one?

Not by law. The certificate duty only applies to let property. Owner-occupiers get the same safety checks as part of a boiler service, which is the more useful visit for a house you live in.

Does the gas check cover the electrics as well?

No. The electrical safety report for rented homes is a separate test by a qualified electrician, currently every five years in England. It is a different trade and a different certificate, so it needs its own booking.
